The Listing Ad Strategy We’re Using Right Now That’s Generating Showings AND Seller Leads

One thing we’ve been having a lot of success with lately is running Facebook Messenger ads directly to our listings.

Nothing overly complicated.

Sometimes it’s a carousel ad using listing photos. Sometimes it’s a video walkthrough of the property. But instead of sending people to a website and hoping they fill out a form, we’re sending them directly into Messenger conversations.

And honestly, the results have been really solid.

Not only are we generating actual showings for our seller clients, but we’re also uncovering future seller leads at the same time.

Here’s why I think this strategy is working so well right now:

It Feels Low Pressure

Most people don’t want to fill out a long form anymore.

But they WILL send a quick message.

Especially when the ad feels natural and the home catches their attention.

The barrier to entry is low.

That’s important.

The Frequently Asked Questions Matter More Than You Think

One thing that’s made a surprisingly big difference is how we structure the automated Messenger questions.

Instead of robotic questions, we make them conversational.

Things like:

  • “Can you send me more info about the home?”

  • “Would it be possible to schedule a showing?”

  • “We’ve been thinking about selling too and like this type of marketing.”

That last one has been really interesting.

We’re getting a noticeable amount of homeowners clicking that option because they’re curious how we’re marketing properties online.

So now the listing isn’t just attracting buyers.

It’s attracting future listings too.

Messenger Creates Conversations Faster

The nice thing about Messenger leads is the speed.

People are already in the app.

They’re already comfortable messaging.

And when someone asks about a showing or pricing, it creates an easy opportunity to move the conversation to text or a phone call naturally.

We’ve found it feels far less transactional than traditional lead forms.

The Goal Isn’t Just Clicks

Anybody can get clicks.

The real goal is:

  • Conversations

  • Showings

  • Relationships

  • Future seller opportunities

That’s where the real value is.

And the best part is your seller actually sees the marketing happening.

They see the engagement.
They see the comments.
They see the activity around their property.

That matters.

Simple Wins Right Now

A lot of agents overcomplicate marketing.

But right now, simple conversational ads tied to real listings are working really well.

Especially when the marketing feels authentic instead of overly polished or corporate.
